# Settlement Reached in Low-Income Senior Housing Case
Washington Attorney General Nick Brown secured a $7 million settlement with FPI Management and owners of five Western Washington apartment complexes over deceptive practices targeting low-income seniors. The consent decree resolves allegations that the company and property owners engaged in unfair and deceptive practices affecting more than 1,000 vulnerable senior tenants at properties marketed to people 55 and older.
The lawsuit alleged FPI and property owners failed to disclose how rent would be calculated and increased, and misrepresented apartment quality, building amenities such as pools and fitness centers, and safety conditions. Many seniors reportedly paid significant portions of their income toward rent in units with substantial defects and inadequate security.
Under the settlement, FPI and the property owners will pay $2.5 million in restitution to impacted tenants and for future enforcement efforts. The property owners must invest $4.5 million over four years in capital improvements to address security issues, make necessary repairs, and inform tenants about rent calculations. The consent decree includes ongoing monitoring to ensure compliance with state consumer protection laws.
